About Tim Stine
Tim Stine helps homebuyers make sense of mortgage financing, with a particular focus on self-employed and 1099 borrowers, first-time buyers, condominium financing, real estate investors, and two- to four-unit properties. Before entering mortgage lending, Tim spent more than two decades working independently in the music industry, where he built a career around project-based and variable income. That experience gives him a firsthand understanding of the challenges self-employed borrowers can face when income that makes perfect sense in everyday life does not fit neatly into a traditional W-2 framework. He particularly enjoys helping borrowers understand how lenders evaluate self-employed, business and variable income, what documentation may be required, and how to structure financing around the full financial picture rather than just one number on a tax return. Tim approaches mortgage lending as a problem-solving and educational process. He regularly helps buyers work through questions involving condo financing, down-payment strategy, seller credits, temporary rate buydowns, appraisal issues, closing costs and complicated income scenarios. His goal is to identify potential problems early, explain the numbers in plain language, and give both the borrower and real estate agent a clear understanding of what to expect from preapproval through closing. Having spent much of his own career outside of a traditional salaried environment, Tim understands that good borrowers do not always fit into simple boxes. He brings that perspective to every transaction: understand the entire situation first, then find the clearest path forward.
